I work out a co Ėworking space. If the office space seems cheap donít get blown away by the rates.Make sure the neighborhood is safe. See if there are good transport links. Besides, there should be places where your employees can buy their snacks or lunch. I simply love my co-working space as it offers a secure environment and my employees are no different. It has a parking and space for bike storage. I had hired an office design firm to test the space before I narrowed down on the property. Finally, everyone needs it and if you are growing your team size ensure that there is enough space to grow.

For beginners you also want to consider lease flexibility. Not only for expansion, but also downgrading. Office space can take a big chunk out of a budget that is a fixed amount, and the building manager will likely want you to forecast the rosiest projection possible down the road, and secure that amount of space now, which can wreck your budget and now and be even worse if projections do not pan out.

For what it's worth, the best decision I ever made for office space was I bought the building, then leased it to my company. In 20 years when I got ready to retire, the company had paid off the building, so I sold it and carried the contract. That made for a nice retirement income to add to my Social Security. I would advise keeping a little fund on the side, just in case your buyer defaults (which happened to me). If you are prepared and get through it, you just end up with more money.

A simple turnkey business you can own.
